The Home above had an roof that was never utilized, and was in a terrible condition when purchased by the Owner. Throne Builders Inc. was hired to complete the remodel. We immediately noticed that this properties best asset was the Golden Gate Bridge and Ocean Views from the Roof, and went to work to highlight this space. The property was designed with this space in mind as the primary entertaining hub of the home. The entire top floor of the Home was converted into the Entertaining level, with two living rooms, a kitchen, and an open staircase that become one of the focal points in the home. The Owners of the building get to enjoy views from their deck on a daily basis, and their guests are all conveniently situated on the upper floor of the home away from the kids. The home has a Flex/Bonus Room at the lower level or first floor which can serve as a media room, a kids play area, or au pair quarters. We will work with all project team members to keep your project running smoothly. If you decide to utilize our Design-Build service we coordinate all aspects of your process, and if you are experienced in the process and want to contract directly with Designers, we will be there to get the work done for you when your plans are approved. We also provide feedback and assistance during the pre-construction process so our clients are able to hone their construction budget while preparing the project documents.
The most critical component on a Construction next to the Design, is the Start of Work Meeting. At this meeting we set expectations, go over what to expect from all of the project Team Members, and layout a plan for communication throughout the project.
The Finish Materials on a project can be the biggest hurdle in completing a job on time and in budget. We work with clients up front to identify lead times on finish materials, as well as a schedule of when we need these items to the Jobsite so that they are not at the project too early or too late.
We will expedite the project documents, revisions, and coordinate inspections throughout the project to ensure that your project is complete on time and ready for Occupancy when you expect it to be.
